TS-bPASS: Here's how you can apply for instant building permission in Telangana

HYDERABAD: Applying for building permission has never been easier in the state of Telangana, as the Telangana State Building Permit and Self-Certification System (TSbPASS) is set to provide instant approval for housing projects in the state.
The Telangana State Government has introduced the TS -bPASS Act 2020 to simplify the approval of building plans across the state. TS -bPASS provides instant building permissions for plots up to 75 square metres, which is done in four easy steps: register, apply, self-register, pay fee and download permit.
The system allows instant permission for residential buildings up to 75 square metres and 7 metres in height, permits for 75-600 square metres and 10 metres in height, and single-window building permissions above 500 square metres and building height of up to 10 metres.
How to apply for Instant building permission?
- The applicant must click on ‘Apply Now’ and then select the building permissions.
- Now pick ‘Instant Registration’, if the individual residential plot size is up to 75 sq yds and the height is up to 7 metres.
- If the applicant is applying for the first time, he or she must register by providing personal information such as a mobile number, name, and other details before proceeding to the following step.
- If the application is already registered, he or she must log in using the registered mobile number and password.
- Now the applicant has to fill personal details, plot details attaching the required documents, and building plan details.
- The applicant can review the application details and proceed further checking out the self-certification/self-declaration in the next section.
- Now select agree and continue for submitting the application.
- The applicant will get an instant building permission.

Conditional Mandatory
- If property tax is paid up to date – Property tax receipt
- If vacant land tax ( VLT) is paid for last 3 years – VLT receipt
- If work is commenced on site – Site photographs
- If sub-registrar office (SRO) data is not available – market value certificate
- If the site is in unapproved layout – Ownership document/ Link document registered prior to 28-10-2015
- If it is open plot or piece of land - Ownership document/ Link document registered prior to 28-10-2015
- If approved layout – Layout approval document
- If Building Plan approved – Building Plan approval document
- If construction is prior to 1-1-1985 – Property Tax receipt/ Water Connection/ Electricity Bill (prior to 1985)
- If the site is located at Gramakantam/Abadi – Ownership Certificate from Grama Panchayat/Under Local Bady (ULB) or Assessment Registration Certificate and property tax receipt
- If approved under BRS (building regularisation scheme) – BRS approval document
